Next Ventures are currently executing a search for a SAP RE-FX Consultant (finance) professional who specializes in the SAP Real Estate Management (RE-FX) module, which is part of SAP's broader Enterprise Resource Planning (ERP) solutions. SAP RE-FX is designed to help organizations manage and optimize their real estate portfolios, including lease management, property management, and associated financial processes.

Key Responsibilities:

Implementation and Configuration:

• • The SAP RE-FX Consultant is responsible for configuring and implementing the RE-FX module based on the client’s business requirements. This includes setting up structures for managing real estate contracts, properties, and leases in SAP.
  • The consultant works closely with clients to define business requirements, map them to SAP functionality, and configure the system to support the management of real estate assets, leases, and related financial transactions.

• • The consultant helps with managing lease contracts and agreements, including lease-in and lease-out scenarios, rent payments, service charges, and escalation clauses.
  • They ensure that SAP RE-FX provides tools to manage real estate portfolios by tracking the financial aspects of properties, such as rent, maintenance costs, and the lifecycle of each property.

• • The SAP RE-FX module is often integrated with other SAP modules, such as SAP FI (Financial Accounting), SAP CO (Controlling), SAP MM (Materials Management), and SAP PM (Plant Maintenance). The consultant ensures seamless integration between these modules to enable smooth data flow and reporting.
  • Integration is key for handling financial accounting of leases, managing procurement for property maintenance, and linking real estate data to asset management

• • • They may also create custom solutions or enhancements to accommodate unique business processes, using tools like ABAP (Advanced Business Application Programming) for programming within the SAP environment.
    • Depending on the client's business needs, the consultant may need to customize certain aspects of the RE-FX module, such as reports, screens, workflows, or specific lease clauses.

• • In large projects, especially during initial implementation or system upgrades, the consultant may be involved in migrating historical real estate data (e.g., lease agreements, property details) from legacy systems into SAP RE-FX.
  • Data migration requires a detailed understanding of both the old and new systems to ensure data accuracy and integrity.

• • The consultant is responsible for providing training to end-users, ensuring they understand how to use the RE-FX module effectively for their daily operations.
  • Additionally, post-implementation support is provided to troubleshoot issues, address user concerns, and make necessary adjustments as the business evolves.

• • The consultant sets up reporting tools to help businesses monitor key real estate metrics, such as lease expiry dates, rental income, maintenance costs, and more.
  • Custom reports are often created to support business decision-making by providing insights into the financial performance of real estate assets and leases.

• In-depth knowledge of SAP RE-FX: Familiarity with the specific functionality and configurations in the RE-FX module, as well as the ability to leverage it for managing real estate portfolios.
• SAP integration skills: Knowledge of integrating SAP RE-FX with other SAP modules like SAP FI (Financial Accounting), SAP CO (Controlling), SAP MM (Materials Management), and SAP PM (Plant Maintenance).
• Lease Accounting Expertise: Understanding of lease accounting principles, including IFRS 16 and ASC 842, which impact lease management in SAP RE-FX.
• Problem-solving skills: The ability to address complex real estate challenges by finding innovative SAP-based solutions.
• Communication and consulting skills: As consultants work closely with clients, strong interpersonal and communication skills are essential to gather requirements, explain solutions, and provide training.

• Experience with SAP RE-FX: Typically, an SAP RE-FX consultant has hands-on experience with the SAP Real Estate module, often gained through previous roles in SAP implementations, system upgrades, or support roles.
• SAP Certification: Having an SAP certification in RE-FX or related modules (such as SAP S/4HANA Real Estate Management) can be beneficial and is sometimes required.
• Domain Knowledge: A background or understanding of real estate management, property leasing, and accounting principles is valuable for understanding the business processes the module is meant to support.

Experience within:

Corporations with Owned or Leased Properties: Large corporations that own or lease office buildings, or other facilities to use SAP RE-FX to manage their real estate operations and accounting processes.
